A full strip-out and Cat B office fit out in the heart of Victoria, transforming a raw concrete shell into a polished, modern workspace finished to a high-end commercial standard.
Project Overview
Our clients had secured a long lease on an office floor in Victoria, central London, delivered to them in shell-and-core condition: stripped-back surfaces, exposed M&E services overhead, and a bare concrete substrate underfoot. The brief was to transform the space into a contemporary, light-filled workspace finished to a high-end commercial standard, with private meeting rooms, an open-plan working environment, and the infrastructure required to support a growing team in one of London's most prestigious SW1 addresses.
From the outset, the project demanded careful coordination, both with the building's landlord on base-build M&E integration and with the client's own IT and operations teams on the workspace strategy.
Scope of Work
- Full strip-out of existing partitions, finishes, and redundant services across the floor plate
- Suspended ceiling installation with recessed downlighting throughout the open-plan workspace and circulation routes
- Linear LED pendant lighting above the desk clusters and feature lighting to enhance the meeting and breakout zones
- Frameless glass partitioning with black metal framing, creating private meeting rooms and a defined executive office without losing visual openness
- Heavy-duty commercial carpet tiles laid throughout the working and circulation areas, selected for durability and acoustic performance
- Full decoration of walls, ceilings, and architectural details to a high-spec commercial finish
- Open-plan workstation installation with integrated cable management and screen-mounted monitor arms
- Built-in planter installations along the desk runs to introduce greenery and soften the open-plan environment
- Structured Cat 6A data cabling, rack-mounted patch panels, and wireless access point infrastructure
- M&E coordination with the building landlord to integrate base-build services into the finished Cat B fit out
Challenges
Victoria is one of central London's busiest commercial districts. Access for goods deliveries was tightly restricted: the building operated within permitted hours and the Congestion Charge and Ultra Low Emission Zone constraints affected vehicle logistics throughout the project. The shared building meant that out-of-hours noisy works also had to be scheduled around neighbouring tenants.
Our Solution
We built a detailed logistics plan with the landlord's representative covering delivery windows, lift bookings, and a staging area for materials. Trades were sequenced to run in parallel wherever possible: data cabling and M&E first-fix progressed alongside partitioning, with decoration and flooring scheduled to follow in tight succession. A site manager was on-site daily from early morning to coordinate deliveries and protect the build programme.
Results
The completed space is a clear transformation: from raw concrete shell to a refined, modern commercial workspace befitting an SW1 address. The combination of frameless glass partitions, linear LED lighting, and clean architectural lines delivers the high-end commercial standard the brief called for, while the layout supports both focused work and collaborative meetings.
