New-Build Apartment Foundations in St Albans
Foundations and substructure package for a new-build apartment building in St Albans, taking the site from groundworks up to a completed suspended ground floor ready for the superstructure team.
Project Overview
Pro House was engaged on a new-build apartment development in St Albans to deliver the foundations and substructure works. The scope ran from the prepared foundations up to a fully decked suspended ground floor: cavity walls, sub-floor ventilation provisions, structural Posi-joists, full-fill insulation, and the structural floor deck. Subsequent superstructure trades took over the build from this level.
Scope of Work
- Cavity wall construction up to wall-plate level, red brick outer leaf and concrete blockwork inner leaf, built off the prepared foundations
- Full-fill mineral wool cavity insulation throughout, with insulation continuity maintained at all junctions
- Perpend air bricks installed at regular centres to provide cross-ventilation to the sub-floor void in compliance with Building Regulations
- Posi-joist (open-web) suspended ground floor structure, set out and installed to the structural engineer's drawings
- Lateral restraint straps and joist hangers fitted at all bearing points and internal load-bearing walls
- P5 grade structural floor deck installed over the joists, glued and screwed, ready for follow-on trades
- Site set-out, levelling, and quality control to ensure tolerances were met across the full footprint
Results
The foundations and ground floor package was handed over on schedule and to specification, providing the follow-on contractors with a square, level, and well-ventilated substructure to build from. The Posi-joist solution gives the apartments the additional benefit of an easy service route through the floor zone for MEP work later in the build.
